Many of Kate's and my clients are younger and as their families grow, they are being drawn to houses with yards and homes with more space.
Conversely, when we hold open houses in the City, we get a fairly equal number of downsizers and young professionals looking.
It's sort of nice to see what you're actually seeing is also backed up by the data.
Another interesting little factoid... this year for the 1st time, the Richmond Metro area hit 1 million. That probably explains the traffic that we've seen building up. I (Leigh) live in the Stratford Hills area and the easiest way for me to get out is to turn onto Chippenham. Turning left has become increasingly difficult - and it's all over the...

I live in the Stratford Hills area and generally go to Chippenham to get out of my neighborhood. It can take a L.O.N.G. time to turn left onto Chippenham, but I'm betting you are seeing it all over the metro area!
Fall is FINALLY here and I (Leigh here), have been hit with the clean it out, de-clutter and clear the decks for the holiday season bug. There's just something about the crisp air and no humidity that makes me more willing to tackle the garage and attic and paperwork and files... you get the picture!
I just read this very helpful article on where to donate your gently used items, and it reminded me yet again about how fortunate we are to have CARITAS here in Richmond.
Kate and I tell all of our Sellers about them, because for a small fee, they'll send a truck to pick up basically anything you have to donate.
October is chock a block full of things to do in the Arts. Just turn around and point - you'll probably be facing in the direction of some BIG arts event.
